Application Policy
General:
The following information is an overview of Spairu application process and requirements. Additional information and underwriting requirements may apply. Spairu cannot guarantee the approval of any applicant.
Equal Housing Opportunity:
We maintain a policy of strict compliance with the Federal Fair Housing Act, as well as other federal, state, and local housing laws. Applications will not be denied on the basis of race, color, religion, national origin, sex, disability, or familial status.
Applications:
Each person who is 18 years of age or older who will occupy the premises is required to apply and be listed as a tenant on the lease for the premises.
We reserve the right to charge a non-refundable application fee. This fee will offset the cost of the consumer credit report, background check and other related reports required for our review. Spairu reserves the right to amend the application fee at any time.
Credit Check
We review the credit history of all applicants as well as an applicant’s credit score as reported by a major credit reporting agency. Our credit inquiry is considered a “soft credit pull” and should not impact your score. Spairu requires a minimum credit score of 540. For households with more than one application we take the average credit score across all primary and co-applicants. A score below 540 or a negative credit history could result in denial of an application.
Criminal Background Check
We review the background of applicants and occupants over the age of 18 years for any criminal history. The main focus of the report will be the last seven (7) years. Certain criminal convictions may result in the denial of an application.
Resident/Rental History:
An applicant may be asked to provide their resident/rental history for the past two (2) years, including phone numbers and addresses where this information can be verified. All resident history must be clear of rental housing evictions, skips, and delinquencies.
Income:
Income Spairu requires a minimum annual household income of $30,000. We will attempt to verify the income of all applicants regardless of credit score. Discrepancies in income and/or inability to verify income could result in denial of an application.
Employment:
All applicants whose income is to be considered must have proof of employment and verifiable income with the application. Discrepancies in employment and/or inability to verify employment could result in denial of an application.
Liability for Lease:
Each applicant is fully responsible for the entire rental payment and must execute the Lease.
Expiration and Re-Application:
If your application has been previously declined, or has expired, Spairu reserves the right to charge a non-refundable application fee to re-apply.
Not a Commitment:
Neither consideration nor acceptance of an application constitutes a commitment on the part of our company, or any of its affiliates to enter into a Lease or Right to Purchase Agreement with Applicant.
